With over 50,000 undergrad and grad students along with about 16,000 faculty there is a tremendous need for UT housing. In 2007 the city of Austin passed the Uno plan allowing for increased height and therefore increased density in the West Campus area. As a general rule housing for attendants of UT live in West Campus, North Campus/Hyde Park, and bus to locations like Far West and Riverside.
West Campus has the largest population of UT students in Austin. No longer just a collection of decrepit houses and apartments buildings, West Campus has undergone a large transformation. West Campus has had a recent influx of capital from developers to build new “luxury” apartment complexes which have completely changed the face of West Campus. While most of West Campus is available for rent there are many condominium complexes that have units available for sale. Prices start around 80k all the way up to 500K depending on the number of rooms and finish out. West Campus is a dynamic market and you should look to a realtor like myself before leasing or purchasing there.
North Campus/Hyde Park area is another popular place for UT housing as it is serviced by UT buses. Traditionally students live within walking distance all the way to North Loop, with Guadalupe on the West and Airport/I35 on the East. There are endless options of prices and styles of apartments, condos, duplexes, and single family homes. I got my start specializing in the leasing in this area.
